Underpinning is “a method used to increase foundation depth or repairing faulty foundations.”
Underpinning is normally carried out where cracking is found in the walls, either internally or externally of your house. Where your house settles in an uneven manner you have “subsidence”. There can be a number of reasons why your house is subsiding, a few of the main reasons are;
- shrinkage and heave of clay soils caused by trees. If we’ve had a long, hot summer your trees become thirsty, their roots suck out all the moisture from the clay – and you get subsidence
- leaking drains or overflowing gutters (one of the main causes of subsidence)
- general instability of the site – sloping ground or adjacent to steep slope
- bad workmanship in the original building – eg inadequate foundation
Are There Any Other Situations Where I Would Need To Underpin?
We can also help you if you are thinking of putting another storey on top of an existing single storey. We would need to check that the existing foundations were suitable to carry the additional load. In this case, the only way to check the existing foundations would be to dig a trial hole adjacent to the house. We will be looking to see how deep the existing foundations are and to see what type of ground they are bearing on.
Wall Removal – Increased Load On A Pier
Sometimes when you remove a wall you are left with a small pier, or column where the new beam will rest. Often this pier will be taking additional load from the new beam. Again in this instance, the only way to check if the pier is structurally capable of taking the additional load, is to dig a trial hole adjacent to the pier.
Will I Need Any Approvals?
Yes. You will need building regulations approval as it is classed as a “structural alteration”. To save you time and hassle, we can make the building regulation application on your behalf.
